Tips on Hiring Subcontractors
When doing a remodel subcontractors are the difference between completing a project
on time and on budget or a bunch of delays that cost you time and money. Unless you are planning to do
everything yourself, which is a bad idea, you will need to deal with several different subcontractors. There
are a few tips that can make your hunt for subcontractors successful.
All the subcontractors that you hire will be dealing with the guts of your remodel such as the plumbing, electrical
and heating systems. The things that you cannot see are as important as what you can. A good subcontractor will
ensure that all projects are done to code and you should have complete confidence in their work.
Ask for recent references. Do not just ask for them check them out. Did they complete their previous projects on
time? If not, find out what caused the delays. How close was the cost estimate to the final charge? Did the job
pass all inspections? Was the subcontractor easy to work with and respond to questions in a timely manner?
Make sure that your subcontractor is licensed, and that they are experienced. Giving a new company some business is
fine in principal, but you want someone with some real world experience working on your project. Contact the
Department of Commerce in your state or Better Business Bureau and find out if any previous clients had any
complaints.
Have a real interview with the applicant. Many people just have a casual chat with subcontractors and expect to
learn everything that they need to know. Sit down with the companies that you are interviewing and ask specific
questions about their work. You want to find out their physical address, phone number and proof that they have
insurance. Get your estimate in writing and let your potential subcontractor know that you will contact them once
you have completed your other interviews. Keep track of the questions that you want to ask and write down their
answers.
If you have a general contractor, get him or her involved in the process. They may have worked with a great HVAC
subcontractor and their recommendation should carry a lot of weight with you. Your general contractor may have
questions that you did not think to ask. Ask them to sit in on the interview with you. They will be dealing with
all of the subcontractors once you have hired them.
The final tip is to trust your gut. If something seems off, hire someone else. Professionals and their jargon
intimidate many people, but you do not need to know anything about electrical systems to judge someone on a
personal level. A subcontractor that you are comfortable with may not be the cheapest but the cheapest company is
not always the best way to go.
